1. NATURE OF THE ACCOMMODATION SERVICE
1.1. The accommodation service provided to the guest consists of accommodation in a tourist use dwelling. This service is governed by Decree 12/2017 of the Xunta de Galicia, dated 26 January, regulating tourist apartments, tourist dwellings and tourist use dwellings in the Autonomous Community of Galicia. The provisions on urban leases contained in Law 29/1994 on Urban Leases, as well as those of the Civil Code on the same matter, do not apply.
1.2. The tourist use dwellings known as Rueiro 17 are establishments open to the public, with free access under the conditions established by applicable laws, regulations and specific provisions, and subject to these General Terms and Conditions. Fraga de Cardois, S.L. is the provider of the accommodation service at Rueiro 17.
1.3. The establishment has the mandatory insurance required under Decree 12/2017 of 26 January.
1.4. The continuous accommodation period for any guest at Rueiro 17 may not exceed three months under any circumstances.
2. RECEPTION HOURS
2.1. The establishment does not have a physical reception desk. Guests may contact the establishment 24 hours a day by calling +34 650 270 594 or +34 626 556 648 to notify their arrival time so that a member of staff can attend and receive them.
2.2. Guests must notify their exact arrival time at least 30 minutes in advance.
2.3. The reception phone lines at +34 650 270 594 and +34 626 556 648 remain available 24 hours a day to attend to any needs or issues guests may have during their stay.
2.4. Upon check-in, guests must:
a) Complete and sign the check-in form, providing the information legally required for all guests in tourist accommodation and committing to comply with all legal obligations and these General Terms and Conditions; and
b) Authorise Fraga de Cardois, S.L. to use a credit card in their name in case of non-payment of the accommodation price or to cover any compensation arising from improper use of the facilities.
3. CHECK-IN
3.1. Guest arrivals, from Monday to Sunday (including public holidays), take place between 16:00 and 23:30.

3.2. Check-in outside the established hours is subject to staff availability.
4. CHECK-OUT
4.1. Check-out must take place between 08:00 and 12:00, regardless of the day.
4.2. Check-out after this time will be considered an extension of the stay for one additional night, which must be paid accordingly, without prejudice to any compensation applicable under the following clause.
4.3. If late check-out causes delays in preparing the accommodation for the next guest and this results in inconvenience or damage, Fraga de Cardois, S.L. may claim compensation from the departing guest for the cost of relocating the incoming guest.
5. CANCELLATION POLICY
5.1. Cancellations notified more than 14 days prior to the arrival date will be refunded 100% of the reservation amount.
5.2. Cancellations notified less than 14 days in advance will result in the deduction of 100% of the first night’s cost, with any remaining amount refunded.
6. ACCEPTED PAYMENT METHODS
6.1. Payment of the total reservation amount is preferably made by credit or debit card.
6.2. In accordance with regulations on fraud prevention, cash payments exceeding €2,500 will not be accepted.
7. PAYMENT CONDITIONS
7.1. Advance payment conditions may vary depending on the apartment type.
7.2. To check the payment conditions of a specific reservation, guests must enter their stay dates on the website (www.rueiro17.com
) and consult the conditions of the selected apartment.
7.3. Fraga de Cardois, S.L. reserves the right to temporarily pre-authorise 100% of the first night’s price prior to check-in.
8. CHILDREN AND TRAVEL COT
8.1. Rueiro 17 welcomes children of all ages. A travel cot is available free of charge upon request.
8.2. Apart from the travel cot, the establishment does not provide extra beds or other equipment to increase the accommodation capacity.
9. CONDITIONS OF USE
9.1. The entry or keeping of any type of animals is strictly prohibited.
9.2. Assistance animals, such as guide dogs, are permitted when required due to a guest’s physical, sensory, psychiatric, intellectual or mental disability.
9.3. Rueiro 17 is a smoke-free establishment. Smoking is prohibited throughout the entire property, including common areas, indoor and outdoor spaces, the accommodation units themselves and any associated outdoor elements. In the event of non-compliance, and in addition to any administrative penalties, the establishment reserves the right to charge the guest for all costs required to restore the property to a smoke-free condition.
9.4. Events and parties are strictly prohibited. Any activity that may damage the property or contravene regulations on disturbing, unhealthy, harmful, dangerous or illegal activities is also prohibited.
10. LIABILITY FOR DAMAGES
10.1. Guests are responsible for any damage caused during their stay, including deterioration, damage or defects resulting from fault, negligence or wilful misconduct by any occupant.
10.2. Guests have the right to inspect the accommodation upon arrival and report any defects or damage. Signing the check-in form without noting any issues implies acceptance that the property is in perfect condition.
10.3. The owner may inspect the property with the guest upon departure to verify its condition.
10.4. For damages not immediately apparent, Fraga de Cardois, S.L. reserves the right to charge the reported credit card within five days of departure, following prior notification to the guest.
11. ADDITIONAL SERVICES
11.1. Accommodation at Rueiro 17 includes apartment cleaning during the stay, with a minimum weekly frequency.
11.2. Bed linen is also changed at least once per week.
11.3. Rueiro 17 provides towel changes during the stay, as well as replenishment of basic bathroom and cleaning items supplied upon arrival (toilet paper, kitchen paper, rubbish bags, shower gel, detergent, etc.).
12. COMPLAINT FORMS
12.1. Fraga de Cardois, S.L. provides official tourism complaint forms. Guests wishing to file a complaint may request one, which will be provided immediately by staff.
13. DATA PROTECTION
13.1. Fraga de Cardois, S.L. processes guest data in order to provide the requested service, issue invoices and comply with legal obligations as a provider of tourist accommodation. Data may also be used for direct marketing purposes in accordance with Article 6.1(f) of the GDPR and Recital 49 of the European Regulation.
13.2. Data will be retained for the duration of the business relationship or as required to comply with legal obligations. Data will not be shared with third parties except where legally required. Guests have the right to access their personal data, rectify inaccurate data or request its deletion when no longer necessary.
